Carii and Tom are amazing realtors–a dynamic duo. I met them when I was a mortgage consultant and saw how they worked together. When it was time for me to sell my house, I put these two at the top of my list. First, they are genuine and care about their clients. I was fortunate to see how they interacted with people. Larissa and I sat down to discuss all aspects of putting the home on the market. Before our conversation I was really at a loss on what was the best way to proceed. My home hadn’t been updated and was showing its age. Larissa explained the current market and recommended I consider a several updates to get the most value from our sale.
She impressed me so much with her knowledge and approach that I asked if she could manage the remodel process. I left every decision up to her judgement. She decided on what I spent money on and what I didn’t. Her communication throughout the process was amazing and she documented every detail. She was also extremely frugal with my money. Larissa used her incredible network to get all the work done in an incredibly short time (2 months). We ended up painting the entire interior, replacing all the floors, rebuilding the deck, a complete kitchen remodel and a bit more. The transformation was absolutely stunning.
The result was after a 10% investment, the house sold with multiple offers and went for 56% (I’m not kidding) more than I had hoped before the remodel. I was even a little worried that we were listing it for too high a number, but I trusted Larissa throughout the whole process and wasn’t going to stop at the end. I selected Steve as my listing broker even though a competing listing broker was a professional colleague and friend. Steve caught my interest initially because a client of mine, a high-end custom builder, swore by him. After meeting with Steve I was attracted to his passion for his work and the fact that he is the premier listing broker in my neighborhood. Steve won my over because he was able to give me feedback about a reasonable listing price, answer my questions usually within an hour of receiving my email, and his ability to source contractors to get my house into top-notch selling condition. While the other listing broker told me that contractors would cost me $30,000, Steve had resources that got the same work done for half that price. When it came to the listing price, the other broker wanted to list my house for $150,000 less than I thought was fair market value, telling me that a bidding war may take it higher, but he couldn’t offer any assurance that would happen. In contrast Steve did his research and had the experience to advice me that I could list and achieve the price I wanted. Upon listing the house, Steve coordinated advertisements on the web, a beautiful selling brochure, and several open houses. I received an unconditional full-priced offer within five days of the listing although several comparable homes hit the market on the same week. I think I realized an additional $100,000+ on the net proceeds from the sale as a direct result of Steve’s guidance. Three days. From listing to sold. Over asking price. But, of course, it takes more than three days to sell a home. It’s preparation, listing, and signing that make up a house sale, and Steve Laevastu guided us through each of these three steps.
In preparing to sell our home, Steve provided his own personal advice and steered us to other professionals along the way. First, Steve provided a staging consultant who was able to give us advice on rearranging our home so as to appeal to the local niche buyer. We were also given recommendations on carpet cleaners and interior painters to spruce up our home. Partnering the stagers advice with a newly cleaned and painted home enabled the photographer Steve engaged for us to take pictures for the MLS website that showed off our now turn-key home.
On day one of our listing Steve began interfacing with agents who were showing our home. One buying agent sent a home inspector on day two. The inspection came back clean and the buying agent asked if we would accept an early offer. Steve responded that we would, but it would need to be compelling. And compelling it was, at being over the asking price with no conditions. We agreed to the offer and signed the selling papers on day three.
The day after selling, Steve introduced us to an escrow officer who began the work of officially closing the deal. As we now begin packing for an interstate move, Steve is continuing to interface with the escrow office on our behalf, as needed. We now have an agent in another west coast state helping us look for a new residence. Remotely, she is providing us excellent service, which makes sense since Steve referred us to her. Good people know good people!
