I’m a retired corporate attorney and my wife is a retired corporate executive, but such a big commitment in a place remote from us that entails so many tangential considerations generated considerable angst for us. A friend put us on to Melissa Dierks of Re/Max to act as our broker. We engaged her and could not have been more pleased with the result. She guided us very capably, professionally, courteously, and cheerily every step of the way through closing … and beyond. She not only did a superb job of brokering the home purchase but provided us with numerous helpful contacts and insights relating to it (e.g., concerning various home services, window treatments, insurance coverage, etc.). My wife and I pride ourselves in being capable, energized, and accomplished professionals, so we tend to be relatively demanding of others. Nevertheless, Melissa Dierks exceeded our expectations. Often it seemed that messaging with questions could not have gotten to her before our phones already had messaging back from her in answer. I was embarrassed at the hours at which I’d send texts that generated prompt response from her; always helpfully and cheerily. It was like having a good friend or family member helping you every step of the way, but only if your friend or family member was very capable, friendly, and diligent. There are people out there – although never enough of them - who are going to be successful and exceptional at whatever they choose to do. Melissa Dierks is one of those and I’m so glad that her chosen profession happened to be real estate. Michelle is absolutely the best realtor that we have ever had the pleasure of working with in our 30+ years of real estate purchases. She represented us both for a home purchase in Verrado Highlands, and a lot purchase and custom build project also in Verrado. She conducts her business with integrity and professionalism, and has a deep understanding of the nuances of the real estate industry. When presented with some fairly complex LOI and definitive purchase agreements from the custom home builder, she quickly reviewed and with her legal background was able to identify key issues that we should be aware of and potentially negotiate in the final agreements. Michelle always kept us on schedule as we had contingent offers with deadlines on our preferred lot, while the builder did overall draft architectural plans per our specs, along with the site plans that could determine whether the lot would work for us or not (it did:). On one other lot we were interested in, we were unsure of the boundaries and orientation, and Michelle found the original lot site plans, and went out in the July heat to film a video showing and describing exactly where the lot boundaries were located. We didn’t ask her to do this; she just took it upon herself to get this done, on the same day we had presented the question to her. This is just one example of how she always goes above and beyond the call of duty, with client satisfaction her sole goal in life. This is the second time that we have used Perry & Darlene to both sell and purchase our homes. This recent experience was amazing. Darlene was able to negotiate and coordinate both sides of the transaction that allowed us to have simultaneous closings. This is the ninth home that we have sold over the past 40 years. We interviewed several realtors and Nickole Sparacia’s approach was the best fit for us. Other’s proposed basing their commission fee on the amount of marketing that they would do to sell our home. Nickole provided us with an excellent marketing plan for our home at an extremely competitive fee.

She had the home staged so it showed like a model home. The advertising included great photography and listing on a broad base of realtor sites. She made pre-planned changes in the marketing every few weeks to keep the listing fresh. She held several open houses, one of which is where her colleague found the buyer.
